Application Process for Residental Properties
We require an application fee for each individual over the age of 18. This can be paid via check, money order, or cashier's check. This fee is NON-refundable. More than one application may be accepted for available properties and the best qualified applicant will be selected. If approved, your application will remain active for one year. We will need the following information to process your applicaton: 
  • Fully completed application.
  • We look for good credit, a minimum score of 650 is preferred. You may be able to check your score before applying on sites such as Credit Karma. We may accept a lower credit score on a case by case basis.
  • We will conduct a criminal background check.
  • We require two years of verifiable rental history.
  • No unlawful evictions or detainers.
  • Pets may be considered on some properties.
  • Application fee is $35 per person who will be living in the home 18 years of age and older.
  • To verify income, we require copies of your most recent two pay stubs. If you are starting a new position, please provide your offer letter or contact information or your new employer.
  • If self-employed, we will need a copy of your most recent schedule C from our taxes to verify your income.
  • Copy of your current ID (Drivers license, Passport, Military ID)
  • If more than two adults will be living the home, please submit additional applications with their information.

Before Move In Day
Once your application is approved, you will be offered properties that fit your needs. You will be required to pay partial or full security deposit. If the property is not ready for move-in yet, your deposit will hold the property off the market until the property is ready to occupy. If the property is ready to move in to immediately, we will hold the proeprty with your deposit for no more than 10 days. If you pay a deposit and subsequently decide not to move into the property, your deposit will be used to reimburse the property owener for lost rents from the time your deposit was paid until such time as the proeprty is re-rented and then the remainder will be refunded to you.

The lease agreement must be signed by all parties living the home over 18 years of age. It can be signed in person or digitally.

Once a move-in date is confirmed for your property we will require that you schedule all utilities to be in your name as of the move-in date. We do not require, but recommend that all tenants obtain renter's insurance.

Move In Day
On the day of move in, we will schedule an appointment to verify that utilities have been transferred to your name. At this time the remainder of the outstanding balance will be due, which may include the balance of hte security deposit and the first month's rent. If move in is mid month, the rent will be prorated. You will then receive the keys to your rental.  

We hope you enjoy your new place, but we understand issues can happen. If you need to request maintenance, you may use an online portal, call our office, or call/text the property management cell phone. If you can provide pictures along with your repair request this will aid us in knowing exaclty who we need to call. We do our best to respond in a timely manner.

Preparing to Move Out
This is a good time to review your lease/month to month rental agreement. If you on a month to month agreement, we require AT LEAST 30 days written notice of your intent to vacate. The notice must include your name, address, date you will be vacated (no less than 30 days), and your forwarding address. You may request a pre-move out inspection within 2 weeks prior to your move out date. During this inspection we can give you a better idea of what conditions should be corrected to receive as much of your security deposit back as possible. 

Move Out Day
Once you have completely vacated the rental of ALL of our belongings and trash, it is expected to be in the same condition as it was upon move in. Depending on the length of tenancy there is normal wear and tear considered. Our staff will do a walk through and final inspeciton. All keys must be surrendered at this time. Security depoists will be reconcile dwithin 21 days of vacating the property and mailed to your forwarding address provided on your written notice to vacate. Funds will full accounting will be mailed to the forwarding address you have provided us.
